ARV stands for After Repair Value — the estimated market value of a property after it's been fully renovated. Investors use ARV to calculate maximum purchase price (typically 70% of ARV minus repairs = max offer).

The 70% rule is a quick investor formula: Maximum Offer = (ARV × 0.70) – Estimated Repairs. It ensures there's enough margin for renovation costs, carrying costs, and profit on a fix-and-flip.

Most of our deals are sold to cash buyers or buyers with hard money / private lending. Standard bank financing is typically too slow for wholesale deals. If you need a hard money lender referral, reach out and we can point you in the right direction.

Each deal includes the address and photos (when available), asking price, estimated ARV, estimated repair scope, our assignment fee, and access to the Purchase and Sale Agreement. Some deals also include comp reports.

The original Purchase and Sale Agreement between us and the seller is assigned to you. You close directly with the title company, paying the contracted price plus the assignment fee. The seller is paid, the assignment fee is paid to us, and you receive title.
